Property Owners

Our leasing responsibilities include:

  • Marketing your home for lease
  • Interior/exterior pictures for marketing
  • Showing your property to prospective clients
  • Screening applicants for income, employment, and other qualifications
  • Conduct move-in/move-out inspections
  • Prepare the lease agreement
  • Provide legally required notices
  • Collecting security deposit and initial rent
  • Distribute legal notices such as 3-Day notices and rules violation notices
  • Access to rental attorney for free advice/consultation
  • Hire, schedule, and supervise maintenance people and contractors

Fees charged for this service are:

One time marketing fee of $400.00
Annual fee of $650.00

First year's fee of $650.00 and marketing fee of $400.00 which includes MLS fees is due upon lease signing. Additional yearly fee of $500.00 is due upon the anniversary of lease for duration or renewal of lease. Tenancy and this agreement is considered terminated when all current tenants vacate the premises. All yearly fees are prorated as needed.

We will inspect your property and help you ascertain the maximum rent and review any improvements that can help in quickly renting the property.

APPLICANT SCREENING

We are very selective in attracting well qualified, good tenants. All prospective tenants who are 18 years of age and over must complete a rental application. The tenants pay a $29.00 fee to Certified Credit for this service.
Once we receive the credit history from Experian, Equifax, and TransUnion and confirm other pertinent information we contact the property owner to discuss our findings. The property owner always has the final word on approving prospective tenants.

SECURITY DEPOSITS

We collect a security deposit equal to one month's rent along with the first month's rent. For homes that allow pets, we collect an additional $300.00 pet deposit.
Since you should be in charge of your funds, we forward ALL funds for you to manage.

MARKETING EXPOSURE

As well as access to our extensive list of qualified prospective tenants, all our listings are placed on our own website, the Multiple Listing Service (MLS), Zillow.com, Trulia.com, Hot Pads and many other websites.
Unlike many other leasing companies, we do not inform current tenants of new rentals, but wait for them to call us if they are contemplating a move. It is not our intention to create one vacancy by filling another.

MAINTENANCE

We NEVER charge additional fees or add-ons to any contractor or maintenance repair bills. We send the exact bill to you for payment. You pay the contractor/maintenance repair bill, making the check payable directly to the vendor.
It is our policy to always call the landlord before starting any maintenance work on a property. The only exception to this is if it is an emergency and we cannot locate the landlord. We want you to be aware of what is happening to your property.
Some landlords have their own contractors or repairman that they like to use. NO PROBLEM. Just let us know which vendors you like to use and we will follow your requests.
